LOCATION - Located on SR 45, 16 miles south of Union City and 35 miles north of Jackson, Tennessee and I-40.
SLOPE - The site is level and can be subdivided to suit tenant needs or sold in total.
TRANSPORTATION
- Highway - SR 45 borders the site to the West and is currently a four-lane traffic corridor through most of the area between Kenton and Jackson. The remainder of the work to four-lane this corridor between I-69 (Union City) and I-40 (Jackson) has been scheduled to be completed by 2009.
- Rail - The site has rail service available as the property is bordered on the East by a spurline of the Canadian Nation (CN) Railroad.
UTILITIES
- Electric - Electric Service is provided by the Tennessee Valley Authority with Gibson County Electric being the local power distributor. An electric substation is within one quarter of a mile of the site ensuring maximum reliability.
- Gas - The site is fully served by natural gas. The provider, Atmos Energy, has a main transmission line adjacent to the site.
- Water and Sewer - 12” water main along with two 300,000 gallon storage reservoirs and 40,000 gallon capacity at the treatment plant. Total system capacity is 1.5 mgd with an operating reserve of 1.2 mgd. The system can provide a sustainable delivery of 2,500 gallons per minute at the site.
