A "Certified Industrial Site"

This industrial park is located in the city of Union City, and contains 548.5 acres of prime industrial property. The site contains 497 useable acres outside the FEMA 100 Flood Zone. The property is divided by Pursley Creek, thus creating two individual parcels for development (299 total acres north of the creek with 273 being useable, and 249 acres south of the creek containing 223 useable).

The community purchased this property during the spring of 2005, and began the process of site development planning. A Phase I Environmental Assessment has been completed with no adverse findings, the site has been cleared of any wetlands, archaeological findings, rare and endangered plant and animal species by the appropriate state agencies, and random subsurface analysis was provided by a geo-technical laboratory, indicating excellent soils for heavy construction.

All permanent signage has been designed, along with access/egress, municipal water and sewer service, natural gas, electrical service, and needed communications to fully serve customers within the park. The city is in the process of bidding these services as of October 2005, and will award a construction contract during November 2005. The West Tennessee Industrial Association contracted with Lockwood Greene / CH2M Hill to provide and implement an industrial site certification process. On October 13, 2005, principals from Lockwood Greene visited the park and provided a thorough review of both the property and all infrastructure to the site to ensure it was adequate to serve proposed industrial needs. The property is divided by Pursley Creek creating two individual tracts which were examined and subsequently received certification.

The park contains two tracts in excess of 200 acres that are certified ready for Industrial locations. The Park is bordered on the south by U.S. Highway 51, a major four-lane corridor, leading to the Kentucky Purchase Parkway to the North and Interstate 55 to the west. State Route (SR) 22, an additional four-lane traffic corridor leads off U.S. 51 nearby and provides access to Interstate 40 at Parkers Crossroads. On the west the site is bordered by a spur line of the Canadian National Railroad, providing four tracts for rail service and railcar storage. All sites within the park can be rail served if needed. To the east the site is bordered by SR 21, and the new Interstate 69 will border the site to the north, providing an interchange near the northeast corner of the park.

INDUSTRIAL "SPEC" BUILDING PROGRAM

Within the Northwest Tennessee Regional Industrial Center, a 72,500 sq. ft. facility is being constructed on a 15-acre tract near the park entrance. Additional land is readily available if needed for future expansion. This building contains a fully finished 69,300 sq. ft. warehouse / manufacturing facility and an outside unfinished office shed consisting of 3,200 sq. ft. All parking lots will be finished, along with landscaping. A prospective industry will be able to occupy the facility very quickly by simply finishing the office to their particular specifications. The initial facility is expandable to 117,000 sq. ft., and will be available for sale or lease in April 2006.
